Frequently Asked Questions
The questions borrowers, brokers and first-time commercial buyers put to us most often, answered without hedging.
The Firm
Is ITCP a lender or a broker?
ITCP is a broker. We do not lend our own balance sheet. We arrange financing by placing your transaction with banks, life insurance companies, agency lenders, credit unions and debt funds, and we represent you through underwriting, diligence and closing.
What loan sizes do you handle?
ITCP handles commercial real estate financing of up to $100 million+.
What states do you work in?
All states. ITCP is based in Houston and arranges financing on commercial property nationwide. Texas is home ground and where our market knowledge runs deepest, but the lender relationships are national.
Process
How quickly will I hear back?
Within 24 hours of receiving your submission.
How long does a commercial loan take to close?
Around two weeks, depending on complexity, asset type and the other variables a given transaction carries. The one that moves the timeline most is how complete the package is at the start.
What do you need from me to begin?
A rent roll, a trailing twelve month profit and loss statement, a resume covering the sponsorship information, and a personal financial statement if available. Everything else we will ask for as we go. Full submission checklist.
Is my deal information kept confidential?
Yes. Submissions are reviewed by ITCP only. Nothing goes to any lender until you have seen and approved the list of who we intend to approach. Acquisition transactions in particular are treated as commercially sensitive and are not discussed outside the engagement.
Terms and Underwriting
What leverage can I expect?
Up to 85%, and subject to underwriting DSCR restrictions. What any particular transaction supports depends on asset class, market, sponsor and lender type. Our loan program pages publish typical ranges for each execution.
What is DSCR and why does it constrain my loan?
DSCR is your property’s net operating income divided by your annual loan payments, which shows how comfortably the income covers the debt. Lenders require a minimum ratio (often 1.25), so your income caps how big your payments can be, and that caps how much you can borrow. The loan sizing tool shows what your NOI supports.
What is debt yield, and why does my lender keep mentioning it?
Debt yield is your property’s net operating income divided by the loan amount, which shows the return the lender would earn if it had to take over the property. Lenders set a minimum (often 8–10%), so your income alone caps the loan size regardless of interest rates or appraised value, and it’s likely the limit your lender is hitting.
Can I get a non-recourse loan?
Available on a case by case basis.
What is a prepayment penalty going to cost me?
A prepayment penalty is a fee for paying off your loan early, and it usually takes one of three forms: a step-down (a set percentage of the balance that declines each year, like 5-4-3-2-1%), yield maintenance (you pay the lender the interest income it loses, which gets expensive when rates have fallen), or defeasance (you buy bonds to replace the lender’s payment stream, usually the costliest and most complex). What it will cost you depends on which type your loan has, how much time is left on the term, and where interest rates are when you pay it off, so check your loan documents for the exact formula.
My bank declined the deal. Is it dead?
