Property Types
Every asset class ITCP places debt against, and which capital sources are genuinely active in each one. Lender appetite varies enormously by property type, and it moves.
- 01
Multifamily
Garden, mid-rise and high-rise. The deepest capital market in commercial real estate — agency, life company, bank, bridge and HUD all compete for it, which means leverage and pricing are usually better here than anywhere else.
Active capital Agency, HUD, life company, bank, bridge
Typical leverage 00–00% LTV · minimum DSCR 0.00x · loan size from $0M
- 02
Industrial
Warehouse, distribution, light manufacturing, flex and cold storage. Lender appetite has been persistently strong; the underwriting conversation is usually about tenant credit, clear height, and how much of the rent roll rolls at once.
Active capital Life company, bank, CMBS, bridge
Typical leverage 00–00% LTV · minimum DSCR 0.00x · loan size from $0M
- 03
Retail
Grocery-anchored, unanchored strip, power centre and single-tenant. Lenders differentiate sharply by anchor quality and co-tenancy — a grocery-anchored centre and an unanchored strip get very different treatment.
Active capital Bank, CMBS, life company
Typical leverage 00–00% LTV · minimum DSCR 0.00x · loan size from $0M
- 04
Office
Suburban, medical-adjacent, single-tenant and owner-occupied. The most scrutinised asset class in the market today. Financeable, but the file has to answer the lease-rollover and capital-expenditure questions before they are asked.
Active capital Bank, CMBS, bridge, SBA (owner-occupied)
Typical leverage 00–00% LTV · minimum DSCR 0.00x · loan size from $0M
- 05
Self-Storage
Climate-controlled and drive-up facilities. Well understood by lenders, with a long record of steady performance through cycles. Underwriting centres on trailing occupancy, rate growth and how much new supply is coming to the submarket.
Active capital Bank, CMBS, life company, bridge
Typical leverage 00–00% LTV · minimum DSCR 0.00x · loan size from $0M
- 06
Mixed-Use
Residential over retail, live-work and mixed commercial. Financeable but structurally fiddly — the income split between components determines which lenders can even look at it, and whether agency execution is available.
Active capital Bank, CMBS, agency (if income mix qualifies)
Typical leverage 00–00% LTV · minimum DSCR 0.00x · loan size from $0M
- 07
Medical Office
Multi-tenant medical office, ambulatory surgical and dental. Treated as a distinct class from general office, with materially better lender reception where tenancy is health-system affiliated and leases are long.
Active capital Life company, bank, CMBS, SBA
Typical leverage 00–00% LTV · minimum DSCR 0.00x · loan size from $0M
- 08
Hospitality
Select-service, extended-stay, full-service and boutique. A business as much as a building, so underwriting looks hard at flag, RevPAR trend, franchise agreement term and the operator's record.
Active capital Bank, CMBS, bridge, SBA (owner-operated)
Typical leverage 00–00% LTV · minimum DSCR 0.00x · loan size from $0M
- 09
Mobile Home Park
Manufactured housing communities and RV parks. Consistently strong lender interest driven by low turnover and low capital intensity. Utility infrastructure, park-owned home ratio and lot-rent history drive the outcome.
Active capital Agency, bank, CMBS, bridge
Typical leverage 00–00% LTV · minimum DSCR 0.00x · loan size from $0M
- 10
Net Lease
Single-tenant triple-net retail, industrial and medical. Underwritten primarily on the credit of the tenant and the remaining lease term rather than the real estate, which makes execution fast and leverage predictable.
Active capital Life company, bank, CMBS
Typical leverage 00–00% LTV · minimum DSCR 0.00x · loan size from $0M
- 11
Land
Entitled and unentitled tracts, infill parcels and pre-development sites. The narrowest lender universe in commercial real estate, because there is no income to underwrite — entitlement status, the credibility of the development plan and the sponsor's balance sheet carry the file.
Active capital Bank, private, bridge
Typical leverage 00–00% LTV · minimum DSCR 0.00x · loan size from $0M
- 12
Build-to-Rent
Purpose-built single-family rental communities, horizontal apartments and cottage-court schemes. Underwritten much like multifamily once stabilised, with agency execution available — the harder question is the construction and lease-up period before it gets there.
Active capital Agency, bank, bridge, construction
Typical leverage 00–00% LTV · minimum DSCR 0.00x · loan size from $0M
Capital Availability by Asset Class
ITCP maintains a current view of which capital sources are actively lending in each asset class.
