Coverage and Debt Yield
The two coverage tests a credit committee runs first. Debt yield is the one most borrowers have never heard of and the one that increasingly decides the outcome.
Debt yield is NOI divided by the loan amount. Unlike DSCR and LTV it ignores both the interest rate and the appraisal, so lenders use it as a rate-independent floor on leverage. Most conventional lenders want to see at least 9–10%.

Section 1031 Exchange Deadlines
Both deadlines run from the closing date of your relinquished property, they include weekends and holidays, and they are not extendable. Missing either one ends the exchange.
A qualified intermediary must be engaged before the sale closes — you cannot take receipt of the proceeds. ITCP works alongside Equicap 1031 Exchange, a Houston-based qualified intermediary, and can make an introduction.

Iron Trust Capital Partners is not a certified public accountant, attorney, or qualified intermediary. Results are estimates based solely on the dates you enter and on general rules under Section 1031 of the Internal Revenue Code, including the 45-day identification period and the 180-day exchange period (which may end sooner if your tax return, including extensions, is due first). These deadlines are counted in calendar days and generally are not extended for weekends or holidays, though limited extensions may apply in federally declared disaster areas. Tax laws and IRS guidance can change, and your specific situation may involve rules not reflected here. Missing a deadline can disqualify your exchange and result in significant tax liability, so you should confirm all dates and requirements with your qualified intermediary, CPA, and/or tax attorney before relying on these results. This calculator is provided for general informational and educational purposes only and does not constitute tax, legal, or accounting advice. Iron Trust Capital Partners is not a certified public accountant, attorney, or cost segregation engineer. Results are rough estimates based on general industry assumptions and the information you enter; they are not a substitute for a formal cost segregation study performed by a qualified professional. Actual reclassification percentages, depreciation deductions, and tax savings will vary based on property type, construction details, acquisition date, basis, and your individual tax situation. Factors such as bonus depreciation rules, passive activity limitations, depreciation recapture upon sale, and state tax treatment are not fully reflected in this estimate, and applicable tax laws may change. The IRS may review or challenge cost segregation results. Please consult a CPA or tax professional before making any tax, investment, or financial decisions.
